First impressions are so important and this is especially true when selling a home! There are several simple steps you can take to make prospective buyers feel like your property is an excellent investment. Here are ten tips for prepping to sell your house quickly and profitably:

Improve your landscaping. You only get one chance to make a great first impression. A great front yard is a huge selling point. Mow the lawn, prune the bushes, weed the garden and plant bright flowers.

Boost the curb appeal. An uninviting exterior can lead buyers to believe that the interior will be just as poorly maintained. Fix peeling paint, remove clutter from the driveway and walkway, and clean the gutters. Don’t forget to buy a new welcome mat to place at the front door!

Make repairs. Very few people are looking for fixer uppers. To get the top dollar for your home, take on all the unfinished items on your to-do list and get them done!

Clean, clean, clean! From the mantle to floors and everything in between, clean every inch of your home. If this task is too big, hire a cleaning company to come assist you.

Declutter and depersonalize. You want potential buyers to envision themselves in this home, and it’s hard for them to do that if they are distracted by lots of clutter and personal items. Rent a storage locker if needed to hide excess furniture and clutter.

Organize closets and drawers. Messy storage spaces look smaller than they really are. By having closets and shelves organized, buyers can focus on the storage space instead of the mess.

Repaint walls with neutral colors. While you may love bright, bold colors, it may turn away buyers. Neutral colors are visually relaxing and allow buyers to focus on the room and not the color of the walls.

Eliminate bad odors. Keep pets and litter boxes outside if possible before showings, and don’t make strong smelling foods. Baking cookies is a nice way to mask odors, as well as provide a welcoming scent. Fresh flowers are another way to add color and fragrance to any room.

Update the bathrooms. You can create the illusion of a spa on a small budget by adding new towels, candles, and new floor mats to the bathroom. Don’t forget to keep the toilet seat down, too!
