Featured Venice canal, walk street and modern home sales, client reviews and 2026 market data.

Looking for a Venice Realtor who knows the canals, the walk streets and the blocks around Abbot Kinney? Juliette Hohnen has sold homes all over Venice for years, and she has lived on Milwood Avenue herself, per the Los Angeles Times. She is a Douglas Elliman agent and was the #1 Douglas Elliman agent in California by gross commission income in the 2026 Ellies, based on 2025 performance.

This page covers what makes Venice real estate different, featured Venice sales and listings, client reviews, her awards and press, current market numbers and the questions Venice buyers and sellers ask most.

Why Juliette Hohnen Is a Strong Choice in Venice

Venice is a big part of Juliette’s work. Her featured Venice sales run from small cottages to canal-front homes and new architectural builds, and in the past two years alone she has represented sellers and buyers on homes from $2.4 million to more than $5 million, per Zillow. She knows how Venice’s coastal permits and Specific Plan rules shape what a buyer can build, and as a designer and former house flipper she knows how to present a Venice home so it stands out. She closed $152.32 million in verified sales volume in 2025, per RealTrends Verified.

What Makes Venice Real Estate Different

Venice is a neighborhood of the City of Los Angeles that sits in the California Coastal Zone, and its rules are some of the most detailed in the city.

  • Coastal permits. Venice has a certified Land Use Plan (2001) but no certified Local Coastal Program, so the Coastal Commission keeps a role in permits and appeals, per LA City Planning. Many projects need a Coastal Development Permit.
  • The Venice Coastal Zone Specific Plan. Demolition, grading and building permits need an exemption, a Venice Sign-off or a Project Permit Compliance review, per the Venice Coastal Zone Specific Plan. The plan splits Venice into subareas, including the Venice Canals, Silver Strand, North Venice, Oakwood-Milwood-Southeast Venice and the Oxford Triangle, each with its own rules.
  • Canal height and parking rules. In the Venice Canals, height is capped at 22 feet within 10 feet of the canal-facing property line, rising to 30 feet. Single-family homes in the Canals and Silver Strand need three parking spaces, per the Specific Plan. This is why two canal homes on the same block can be worth very different amounts.
  • A historic district. The Venice Canal Historic District is on the National Register of Historic Places.
  • Measure ULA. Venice is in the City of Los Angeles, so sales above $5.4 million pay Measure ULA (4% above $5.4 million and 5.5% at $10.9 million or more, for sales closing after June 30, 2026), per LA’s Office of Finance. Sellers near that line should plan for it.
  • Rent rules on older multi-unit buildings. Units in buildings first built on or before October 1, 1978 are generally under LA’s Rent Stabilization Ordinance, per the LA Housing Department. That matters for Venice duplexes and triplexes.

Juliette’s Venice sales reflect these rules: canal homes on Sherman Canal and Grand Canal, walk street cottages on Nowita Place and Breeze Avenue, and newer builds like 509 Santa Clara Ave where the Specific Plan shaped the design.

It depends on the house and the buyer pool. Juliette Hohnen renovated her own Venice cottages and trained in interior design, so she can tell you which updates are likely to pay off.

Can I sell my Venice duplex or triplex with tenants in place?

Buying in Venice

What should I know before buying a home on the Venice Canals?

Do I need a coastal permit to remodel in Venice?

Often, yes. Venice is in the Coastal Zone without a certified Local Coastal Program, and many projects need a Venice Sign-off and a Coastal Development Permit, so Juliette Hohnen recommends checking with an architect before you buy.
